Asset Managers  (Portfolio Asset Management) 

 

Key Responsibilities:

  • Responsible for a portfolio of properties assigned, to undertake all day-to-day management, including the team of general and technical site managers and staff in those properties.
  • To negotiate terms of tenancies, execute handover/takeover of premises and supervise quality control of tenant fit-out works.
  • To manage all financial matters, including monitoring of the income and expenditure of the properties to ensure that they are in line with the annual budgets.
  • To set up and supervise all operating procedures for the properties, including security, fire safety, emergency and evacuation procedures.
  • To report to the directors and clients accordingly on issues arising.

Requirements:

  • Diploma/ Degree in Building/ Estate Management or Mechanical/ Electrical Engineering.
  • Min 7 years' experience in managing a portfolio of commercial properties or good class residential properties.
  • Conversant with BMSMA 2004.
  • Excellent management, interpersonal and customer service skills.
  • Prior work experience with trust fund accounts / reporting would be advantageous.

Property Managers (Complex/ Centre/ Condominium)

Key Responsibilities:

·            Responsible for general administration of all building trades, M&E Equipment, security, facilities, site staff discipline, welfare and control of performance standards.

·            Responsible for management and negotiation of 3rd party contracts, to undertake leadership role in the daily operations, management and/or maintenance of the building assigned.

·            To establish and maintain good rapport with tenants, attend promptly to their feedback.

·            To liaise with relevant government authorities/statutory boards, architects, engineers and other divisions on matters relating to the buildings.

·            To ensure that the buildings are in compliance with the fire, safety & security act at all times.

Requirements:

·            Minimum Diploma in Building/ Estate Management or Mechanical/Electrical Engineering.

·              Min 5 years working experience in the management of residential/commercial development (Retail/Office) and a team of staff.

·            Good knowledge of the Building Maintenance and Strata Management Act 2004 is a must.

·            Excellent communication skills, both written and spoken.

·            Able to work independently, can work under pressure, mature and sociable.

Leasing Co-ordinator

Key Responsibilities:

·        Responsible for timely renewal of leased premises at budgeted or

competitive market rents.

·        Assist expatriates to manage all their housing issues which including tenancy

renewal & termination, report generation, utility & movers arrangement sand household maintenance, etc. 

·       Negotiate with Tenants for the best terms, conditions and rent for the leases.

·       Propose rental rates to Management based on market information and

property consultants’ advice.

·       Examine the lease documents prepared by company's solicitors. 

·       Monitor and ensure proper update of Tenancy Details.

·       Assist in research work in schooling and enrollment for expatriate’s children.

·       Provide co-ordination/ administration duties as may be required.

Requirements:

·       Minimum GCE 'O' level or above

·       Minimum 2 years relevant experience, preferably in real estate

·       Excellent team player and client relationship builder

·        Proficient in English with strong interpersonal & communication skills

·       Conscientious and attentive to details

·       Responsible, patient and able to work independently

·        Proficient in Microsoft Office (Especially in MS Excel & Word)

Receptionist

 

Key Responsibilities:

·        Act as ambassador of the company as the first point of contact for customers & visitors

·        Manage all incoming-calls and attend to customers & visitors

·        Collection & distribution of letters to respective departments

·        Coordinate and oversee meeting rooms booking

·        Assist in Ad-hoc administrative duties

 

Requirements:

·       Minimum GCE 'N' level or above

·       Minimum 2 years customer relations/ administrative experience

·        Proficient in English with strong interpersonal & communication skills

·       Pleasant personality and able to work independently

·        Proficient in Microsoft Office (Especially in MS Excel & Word)
